Pre-construction consulting is the work that happens before construction begins, and it is where most project risk gets eliminated. Our role during pre-construction is part estimator, part problem solver, and part translator between design intent and what actually gets built in the field. We dig into drawings early, flag cost drivers before they become surprises, coordinate directly with your design team, and deliver pricing and schedule information you can use to make real decisions. By the time we break ground, everyone at the table already knows what the project will cost, how long it will take, and where the tricky moments are going to be.
This service is available as a standalone engagement or as the first phase of a full construction management or design/build relationship with SDF.

Constructability & Design Review

Project Scheduling
A realistic master schedule covering permitting, long-lead items, trade sequencing, and critical path milestones, built in Microsoft Project or similar.
Permitting & Jurisdictional Guidance
Experience navigating St. Petersburg, Pinellas County, and surrounding municipality review processes, including what typically triggers comment cycles and how to plan for them.
Meeting Management & Owner Reporting

We deliver a detailed budget, a master schedule, and a value engineering log that lays out options for tightening cost or improving constructability without sacrificing design intent.
Final GMP or Bid Package
We finalize pricing, confirm scope with all trades, and hand off a guaranteed maximum price or a clean bid package ready to move into construction.
