Construction management is an owner-focused service. SDF Contracting LLC represents the owner's interests across the full life of the project, from preconstruction through closeout, with the sole focus of delivering the work on budget, on schedule, and at the quality standard the owner signed up for.

This service is typically used on larger commercial, institutional, and religious projects where the owner wants a licensed construction professional sitting on their side of the table. We coordinate the general contractor, trade contractors, design team, and owner's vendors, chase down RFIs and submittals, track cost and schedule against the baseline, and surface issues early enough that they can actually be solved. We do not build the project ourselves in a construction management engagement; we make sure the team that does is accountable to the plan.

SDF construction management engagements are common on St. Petersburg and Pinellas County projects where the owner does not have an in-house construction team but needs the rigor of one. That includes churches, private schools, nonprofits, municipal work, and development groups managing a first-time ground-up build.

On some projects we run construction management and general contracting together under an at-risk or GMP structure. On others we sit purely as the owner's representative. Both are available, and the right fit depends on the project delivery method and the owner's appetite for risk.

Cost Control & Budget Management

Ongoing tracking of committed costs, forecasted costs, and remaining contingency against the project budget, with clear monthly reporting the owner can actually read.

Schedule Management

A living master schedule tied to real field progress, not wishful thinking, with critical path analysis and early warnings when a slip is starting to form.

Quality Control & Assurance

Independent review of work in place against the drawings, specs, and applicable Florida building code, with a documented punch and follow-through process.

Contractor & Trade Coordination

Managing the general contractor, trade contractors, and owner-furnished vendors so that schedule gaps, scope gaps, and access conflicts get resolved before they cost the project.

Risk Management & Change Control

Reviewing change order requests for validity and pricing, challenging what should be challenged, and documenting decisions so the paper trail holds up at closeout.

Owner Representation & Reporting

Serving as the owner's single point of contact with the design and construction teams, running the owner meeting cadence, and producing the reporting package that keeps leadership informed without drowning them.

How We Work

Our Construction Management Approach

Baseline & Kickoff

We lock the budget, schedule, and quality baseline with the owner and design team, then run a formal kickoff with the general contractor and key trades so everyone is working against the same definition of done.

Active Oversight

We attend regular OAC meetings, walk the site, review pay applications and change orders, track RFIs and submittals, and report cost and schedule variance against the baseline on a consistent cadence.

Issue Resolution

When issues surface (they always do), we work with the design and construction team to develop options, protect the owner's budget and schedule, and drive decisions to closure rather than letting them drift.

Closeout & Turnover

We drive substantial completion, punch list, commissioning, warranty documentation, and final close-out so the owner receives a complete, documented, turnkey project rather than an open loop.
